General terms and conditions

We are delighted that you are considering one of our exclusive villas for your stay. To ensure a smooth, enjoyable, and transparent experience for everyone, these general terms and conditions apply. They describe the rights and obligations of both the tenant and the owner, including the booking process, payment, cancellation, and use of the villa. Please read these carefully before booking, as by booking you agree to these terms.

Arrival & Departure

• Check-in from 4:00 PM (unless otherwise agreed).

• Check-out by 10:00 AM.

• Leave the villa as you found it: clean, tidy, and undamaged. A cleaning fee of €300 applies if left messy or requiring extra cleaning.

Number of Guests

• The villa is exclusively for the number of guests specified at booking, including children and babies.

• Extra guests (including day visitors) are not allowed without prior written permission. Violation leads to immediate eviction without refund.

• Groups of young people under 25 years: extra control and possibly higher deposit required.

Smoking, Pets & Prohibited Substances

• Smoking is prohibited inside the villa (including balconies and covered terraces). Fine of €250 per violation.

• Pets only on prior request and at an additional cost (€50/pet/week). Max. 1 small pet.

• Drugs and illegal substances are prohibited. If discovered: immediate eviction and report to the police.

Peace & Neighbors

• Respect the quiet residential areas of Ibiza.

• Strictly quiet after 10:00 PM until 8:00 AM — no music, parties, or loud behavior.

• Parties, events, or more than the maximum number of persons per villa at the same time are prohibited. Cameras and neighbor reporting systems monitor this. Fine from €1000 + possible eviction.

Use of the Villa

• Treat furniture, pool, equipment, and garden with care — families and neighbors come after you.

• Pool rules: no glassware, only supervise children, no diving/talking from the edge.

• Damage or defects? Report immediately via WhatsApp/app — we will solve it together. Not reporting = your costs.

• Business use (photoshoot, video, events) prohibited without permission.

Waste & Recycling

• Separate waste according to Ibiza rules and place in designated containers.

• Extra waste (e.g., from parties): €100 collection costs.

Keys & Access

• You will receive keys/keycards. Loss? Replacement costs €150.

• We retain access for maintenance, cleaning, and inspections (with notice).

Deposit

• Deposit €500 - €1000 (depending on villa/group size), payable.

• Will be refunded within 7 days after check-out minus any damage, cleaning, or fines.

Cancellation Policy

Period before arrival

120+ days - 0%

119-60 days - 50%

59-30 days - 90%

<30 days - 100%

Extra rules:

High season (June 1 - Sept 15): 100% from 45 days — peak demand requires this.
Cancellation only by email, confirmed within 24 hours.
No refund for early departure, no-show, or force majeure (including travel bans).
Rebooking: Only possible if available, same villa, within 30 days — no price guarantee.

Payment

• 50% at booking, 50%.

• Late payment = cancellation.

Liability

• Tenant is responsible for all guests and damage.

• We are not liable for theft, personal injury, or accidents.

• COVID-19/Force Majeure: no refund for travel bans.

Applicable Law

• Spanish law. Disputes via the court of Ibiza.
